Logan City Council Recent Development Approvals

The Planning Place specialises in the provision of quality Town Planning consultancy services within multiple local Government areas in Queensland, one of which is the Logan City Council area. Logan City Council has recently received notice that the State Government has signed off on the new Planning Scheme, which is expected to come into effect next week.

Below is an example of some Town Planning approvals obtained of recent times by The Planning Place within the Logan City Council area. Each of the following approvals sought Performance Solutions against the current Logan Planning Scheme 2006, and were successfully justified by The Planning Place.

33 Ellen Street, Logan Central

1 into 3 Lot Subdivision, Dual Occupancy and Multi-Unit Development (4 Units)


The Planning Place recently obtained approval for a 1 into 3 Lot Subdivision, Dual Occupancy and Multi-Unit Development at 33 Ellen Street, Logan Central. The proposed development was to result in a site density of 1 dwelling per 289sqm of site area, which exceeded the density specified in Schedule 3 of the Planning Scheme being 1 dwelling per 450sqm of site area. Furthermore, the proposed subdivision proposed lots smaller than the minimum allowed size of 450sqm. The Planning Place successfully justified these minor non-compliances by illustrating that the subject site is in a prime location and has the opportunity to provide a mix of affordable housing options to service the local community. It was also put forth that the proposed development did not adversely impact the existing amenity and character of the area, and successfully integrates into the streetscape and surrounding residential area. The proposed development also proposed a carparking rate lower than the allowed amount. This was also successfully justified by the fact that the subject site is located within close proximity to shopping centres and within walking distance of busway stations. Council approved the proposed development on March 3rd, 2015. 


3 Barbaralla Drive, Springwood

1 into 2 Lot Subdivision

The Planning Place recently obtained approval for a 1 into 2 Lot Subdivision on land situated at 3 Barbaralla Drive, Springwood.  While the proposed lot sizes were compliant with Council’s requirements, the proposed frontage widths were less than the minimum width of 15m. The Planning Place successfully justified for this relaxation as the proposed lots could still accommodate adequate design and siting of future buildings on the land. Council approved the proposed subdivision on September 22nd, 2014. The Planning Place is now currently providing Project Management and Compliance Assessment services for the plan sealing in the creation of the newly approved lots.

49 Blue Gum Drive, Marsden

1 into 3 Lot Subdivision

The Planning Place recently obtained approval for a 1 into 3 Lot Subdivision on land situated at 49 Blue Gum Drive, Marsden. Performance Solutions were sought for the proposed lot frontage widths and proposed lot sizes as each were slightly less than the preferred minimum outlined by Council’s Reconfiguring a Lot Standards. The Planning Place justified this minor non-compliance as the lots created would be able to adequately accommodate any future house consistent in scale, form and intensity with the surrounding neighbourhood. Council approved the proposed subdivision on February 19th, 2015.

1 Endeavour Parade, Eagleby

1 into 2 Lot Subdivision

The Planning Place recently obtained approval for a 1 into 2 Lot Subdivision on land situated at 1 Endeavour Parade, Eagleby. The proposal involved the creation of lots smaller than the allowed 600sqm minimum lot size, at 475sqm and 563sqm. The Planning Place successfully justified this relaxation, based on the fact that the existing dwelling on proposed Lot 1 could meet the requirements of the Queensland Development Code (QDC) and the vacant proposed Lot 2 was of a size more than sufficient to comfortable site a new house. Council approved the proposed subdivision on July 22nd, 2014.

25 Somerset Street, Rochedale South

1 into 2 Lot Subdivision

The Planning Place recently obtained approval for a 1 into 2 Lot Subdivision on land situated at 25 Somerset Street, Rochedale South. The subject site was located within a Priority Koala Assessable Development Area. The proposed development therefore needed to address the relevant sections of the South East Queensland Koala Conservation State Planning Regulatory Provisions (SPRP). In conjunction with Litoria Consulting, The Planning Place successfully justified that the proposed development can be supported by Council as it complied with the relevant assessment requirements as part of the SPRP and avoided impact on koala habitat and koala conservation. Council approved the proposed subdivision on March 25th, 2014.  

153-171 New Beith Road, Greenbank

Secondary Dwelling

The Planning Place recently obtained approval for a Secondary Dwelling on land situated at 153-171 New Beith Road, Greenbank. A Performance Solution was sought for the proposed development as the secondary dwelling was to exceed the allowable gross floor area of 100sqm be located more than 20m from the existing dwelling on the site. The Planning Place successfully justified that the secondary dwelling was to appear to be an ancillary building to the existing dwelling, and it would be difficult to sight both buildings at the same time given the limited public view lines into the site. Council approved the proposed secondary dwelling on December 9th, 2013.
