The Planning Place has recently
obtained development approval for Building Works for Partial Demolition and Dwelling
House Extensions on a Small Lot in the Traditional Building Character Overlay
at 40 Payne Street, Indooroopilly. Partial demolition involving removal of the
hip section of roof, existing rear deck and stairs was proposed to facilitate
the proposed additional three bedrooms, rumpus room and new staircase. The
development, through clever built form, was responsive to the site’s sloping
topography. The development achieves a combined contemporary design with the
pre-1946 timber and tin character, and a reduced secondary frontage setback.
The proposal was generally
compliant with the acceptable solutions on the secondary frontage (Eldon
Street), and the proposed development was able to meet the intent of the
Performance Outcomes of the Traditional Building Character Overlay (Design
& Demolition) Codes and Dwelling House (Small Lot) Code.
