In 2013 The Planning Place has provided town planning services to a number of clients that involved preliminary town planning investigations. We have helped a number of people clearly understand the town planning requirements to develop their land. A selection of recent investigations has involved the following:
Blackwell St, Hillcrest: The project land is zoned R600 and subject to a number of constraints. It was intended to hold a pre-lodgement meeting with Logan City Council but during the preliminary investigation we were able to determine Council’s preferred plan of development (given other recent approvals in the area) and were able to determine for the site the exact yield of 15 lots for the property.
Tea Tree, Mt Forbes: Held a pre-lodgement meeting with Ipswich City Council in regard to proposed industrial subdivision of some 38 lots at Ebeenzer. While the site is zoned Regional Business and Industry Investigation Zone and the State Government has undertaken the Ipswich – Western Corridor Industrial Land Analysis for the area, a Major Master Planning Exercise is required to be done on the corridor, particularly the provision of services and infrastructure.
Cumner Rd, Torrington: A development synopsis was undertaken for a block of land at Torrington, administered by Toowoomba Regional Council. An opportunity and constraints analysis was undertaken for the land. This identified the highest and best use as 4 lots. The report also produced costings for supporting studies to attain approval, infrastructure contributions and construction costings.
Various Infill Brisbane Suburb Subdivisions: Recently completed preliminary investigation with regard to small lot at Graceville, Tarragindi and Coopers Plains. During the investigations, hydraulic issues were identified as the major issue to overcome to obtain development approval. In some instances, advice was sought from a hydraulic engineer before proceeding with a development application.
